Land Planning & Development:
Land development and re-development can be quite complex undertakings, requiring excellent coordination of activities as well as focus on human and municipal needs.  Suitable property varies for each type of intended land use, as does conformance needs with applicable plans, codes, and regulations.  Compass Pointe uses its knowledge of environmental regulations, utility and roadway requirements, site soil and topographic feature restrictions and zoning code guidance to anticipate problems and expedite approval.  Project success can also become dependant on properly dealing with political and public opinion issues.  This is especially true when desired use and property zoning are not matched for a site.  Compass Pointe’s Team of Professionals works to manage these planning and design challenges, helping create a successful combination of development goals, quality of life improvements, public safety and welfare, and environmental protection.

Compass Pointe supplements engineering design and planning services with construction-phase services.  We provide direction, clarification, observation and certification during project bidding and construction activities.


Water & Wastewater:
Compass Pointe provides engineering designs for potable water and wastewater usage, which may include the connection to, or extension of, public services or individual on-site systems.  Each is critical for new development and most re-development activities.  We handle the design, permitting, and construction observations/certifications for your residential, commercial, municipal and industrial projects.


Stormwater Management:
One increasingly regulated wastewater management activity involves stormwater.  Stormwater is generated from rain and melting snow as it makes its way into the ground, or across the terrain to lower areas, ultimately making its way into the groundwater, steams, rivers, lakes and oceans.  Pollutants are picked up and transported by the water flow, especially where people have made use of or altered the land through development activities.  Impervious surfaces, such as rooftops, driveways, parking lots and roads can prevent water from seeping into the ground and increase the rate of “runoff” from a property.  Compass Pointe designs stormwater systems and Best Management Practices (BMP’s) to effectively treat this runoff by reducing erosive velocities and pollutants in accordance with regulatory requirements.


Sedimentation & Erosion Control:
The sedimentation of streams, lakes and other waters constitutes a major pollution problem. Sedimentation occurs from the erosion or deposition of soil and other materials into the waters.  Construction and re-development account for much of the activity creating these conditions.  The control of erosion and sedimentation is necessary for the public health and welfare.

In support of the Sedimentation Pollution Control Act of 1973 (SPCA), the Sedimentation Control Commission (SCC) was created to administer the Sedimentation Control Program.  The SCC has been charged with adopting rules, setting standards, and providing guidance for implementation of the SPCA.  Compass Pointe designs sedimentation and erosion measures to effectively address regulatory requirements resulting from this Program.


General Consultation & Permitting:
For many property uses there is a need for understanding ordinance guidelines and permitting through government or regulatory agencies.  Compass Pointe assists in consultation regarding such activities, as well as through direct management of these processes for individuals and businesses.  Such activities may include mining, CAMA, and septic permitting, or relate more simply to land-use evaluations and property rezoning.  Our years of professional experience have enabled us to offer valuable service in many such situations.
